Representing yourself in court is not a good idea, neither is looking to lease new Commercial Real Estate by yourself. The first rule I was taught when I started my Commercial Real Estate career was “Never take your For Lease sign down”.


At first, Ididn’t understand, yet after 10 years I have been guilty of this same practice.

Why? Even after leasing the space at that location, the listing agent will still receive calls from the sign so that they can tell them about their other listings.


As soon as abusiness owner contacts the listing Broker, they’re at a disadvantage. The listing Broker represents the Landlord, not the tenant.


Make sure you hire a Commercial Agent / Broker as your advocate to find the best locations and make the best deal. As your advocate, your Commercial Agent has access to literally hundreds of more available lease spaces.


Your CommercialAgent also has access to what the local market Lease Comps are so that you will not be overpaying.


Should yourequire any Tenant Improvements such as building offices, moving walls, new LED lighting, new flooring, ceiling tiles and more - your Commercial Agent will well negotiate these into the lease.


If you will be incurring overlapping lease payments because of the transition, your Commercial Agent also will negotiate a Lease Commencement Date and Lease Effective Date to eliminate the overlapping payment.


There are many more reasons to have a Commercial Agent on your team. But one of the best attributes is that the Landlord typically is the person who pays their commission! There is no cost to you!


Not sure how to find a Commercial Agent? Check your local Chamber of Commerce. They have separate Residential and Commercial Real Estate Agents on their membership rolls.


Wheninterviewing them, ask them if they are members of largest resource for Commercial Real Estate information called CoStar.
