Commercial Property Didn’t Sell?
A fresh evaluation of the pricing, positioning, buyer targeting and marketing strategy may reveal what needs to change.
An expired listing does not necessarily mean there is no market for the property. It may mean the opportunity was not positioned for the right buyer or that buyers were not given a compelling reason to act.
If your commercial property was listed but did not sell, the answer may not be as simple as lowering the price. The property may need a clearer investment story, stronger presentation, different buyer targeting or a more proactive marketing strategy
Pricing is important, but it is only one part of the analysis. An unsuccessful listing may also reflect weak positioning, incomplete property information, limited buyer targeting or an overly passive marketing effort.
The Value Proposition
Commercial property value is influenced by income, market demand, comparable sales, physical condition, zoning and the property’s potential use.
The goal is to identify which type of buyer is most likely to recognize—and pay for—its strongest attributes.
Focused Buyer Outreach
Online exposure and signage can support a sale, but they should not be the entire marketing strategy.
My marketing approach combines broad online exposure with direct outreach to the buyers most likely to have an interest in your property. This may include targeted mail and email campaigns, neighboring property owners and occupants, specific industries, qualified investors, and my broker network.
Once the property is on the market, I monitor inquiries, buyer feedback, property tours, and offers. If the response indicates that something needs to change, I adjust the positioning or marketing strategy to keep the property moving toward the strongest possible price and terms.
What To Expect From Working with Me
Before our first meeting, I review the property, surrounding area, public records, and local zoning to identify its strengths, permitted uses, and any potential obstacles. During our meeting, I tour the property with you to understand how it currently operates and what opportunities may be attractive to prospective buyers.
Most importantly, I listen to your goals, priorities, and preferred timing. Based on what I learn, I begin developing a marketing strategy designed to position the property for the right buyers and pursue the strongest achievable price and terms.
